Wet grip and surface safety

Slippery driveway solutions for the Central Coast.

A slippery surface may need cleaning, drainage correction, a grip additive or complete coating removal. Match the remedy to the cause and the route people actually use.

Treat the fall risk first.

If someone has slipped, the main walking route becomes unsafe in rain, or water crosses a steep section after every shower, do not wait for the next scheduled reseal. Keep people off the wet route, use a dry alternative and arrange an inspection. A temporary warning does not correct the surface, but it is better than asking family or visitors to test it again.

Less urgent issues include a small green patch away from foot traffic, light tyre rubber on a level bay or a surface that only feels smooth when dry. These still deserve maintenance, but they can usually wait for a planned dry weather window. The key is separating surface contamination from a coating or drainage fault.

Five patterns that identify the cause.

  • Green or black in shade: algae, moss or biofilm fed by moisture and leaf litter. Common on south-facing driveways around Gosford, Narara and Erina.
  • Slippery everywhere the clear coat is glossy: the film is too smooth when wet, has too little aggregate, or has worn smooth in tyre and foot paths.
  • Only slippery where water ponds: drainage, settlement or an uneven overlay is keeping the surface wet. Adding grit treats friction but not the pond.
  • Dark wheel paths: tyre rubber, oil or softened coating is reducing grip. Clean and test before assuming the whole driveway needs resurfacing.
  • Loose sand or flaking film: material is moving beneath the foot. A new anti-slip coat cannot stabilise peeling sealer or a failed paver joint.

Coastal moisture makes each condition more persistent. Salt spray at Terrigal leaves deposits and keeps surfaces damp. Low ground around Woy Woy can hold water after rain, while steep cut-and-fill blocks behind Gosford magnify the consequence of a small loss of grip.

What P ratings actually mean.

AS 4586 is the Australian Standard used to classify new pedestrian surface materials. Its wet pendulum test produces classifications from P0, the lowest, to P5, the highest. AS 4663 provides methods for measuring existing pedestrian surfaces in service. A result belongs to the tested system and condition, not to a loose jar of additive.

The National Construction Code expressly notes that a driveway is not considered a ramp for the housing ramp provision. That means it is misleading to say every private driveway is legally required to achieve P5. However, a steep external route routinely used by pedestrians in wet weather has a higher risk than a flat parking bay. After considering grade, drainage, users and exposure, specifying a tested P4 or P5 outcome may be sensible. If a formal result matters for strata, public access or a dispute, arrange a competent wet-pendulum test rather than relying on a contractor’s description.

Option A: clean and control moisture.

This is the straight recommendation where grip returns on a clean test patch. Remove leaf litter, treat biological growth with a substrate-compatible product, pressure clean evenly and stop polluted runoff entering stormwater. Then correct simple moisture sources such as a leaking garden fitting or downpipe discharge where lawful and practical.

Professional cleaning and biological treatment is commonly $6 to $14 per square metre, with a $300 to $550 small-job minimum. A 60m² driveway is roughly $450 to $840. Do not coat immediately just because cleaning improved the colour. Let the surface dry for at least 24 to 48 hours and reassess it wet in a controlled area.

Option B: compatible anti-slip recoat.

Where the existing sealer is firmly bonded but too smooth, a compatible coat containing a properly distributed polymer grit or mineral aggregate can improve micro-texture. Fine aggregate is easier to clean and usually adequate on moderate slopes. Heavier aggregate creates more bite but can be uncomfortable under bare feet, hold dirt and change the appearance.

Allow roughly $16 to $32 per square metre including cleaning and preparation, or $960 to $1,920 for 60m². Existing film condition, product chemistry, number of coats and aggregate grade move the price. A test patch of at least 1m² should cure for 48 to 72 hours, then be viewed dry and wet before approval. Read the sealer choice guide before comparing products.

Option C: remove, texture or resurface.

If the old film peels, remains soft, contains uneven grit or has several incompatible layers, remove it before rebuilding the finish. Mechanical preparation may create a controlled texture on sound concrete. A bonded textured overlay is the better choice when the slab also has widespread cosmetic damage, provided cracks and movement are dealt with first.

Coating removal and a new grip system is commonly $35 to $70 per square metre. Full decorative resurfacing generally costs $45 to $90 per square metre, or $2,700 to $5,400 for 60m². Those are substantial numbers, so require a test area, defined texture, product data and a written explanation of maintenance. Compare with the current Central Coast driveway prices.

Option D: correct levels and drainage.

A coating cannot drain a puddle. If settlement, a raised overlay or a poor crossfall sends water across the walking line, levels may need local reconstruction. AS 2890.1 is the relevant Australian reference for off-street parking geometry, while AS 3727.1 covers residential pavements. A contractor should measure the grade and transitions instead of guessing from a photograph.

Like-for-like cleaning and coating normally need no approval. Changing driveway levels, footprint, drainage or the vehicle crossing can involve Central Coast Council and section 138 of the Roads Act 1993. Check the driveway approval guide before ordering civil work.

Safe DIY work and the stopping point.

Homeowners can sweep leaf litter, keep garden soil away from edges, clean a small level test area and photograph where water travels. Wear suitable footwear and do not walk down a wet slope to “test” it. Work from a secure dry position and follow every chemical label.

Stop when access itself is unsafe, the coating is peeling, the surface is steep, water comes from below the slab, or runoff cannot be contained. Do not scatter loose sand over wet sealer, mix random aggregate into an unidentified coating or acid-etch decorative concrete without a test. These shortcuts can create uneven grip and a removal job.

How to compare quotes.

A useful quote names the diagnosed cause, measured area, preparation, existing coating, new product, aggregate type, coats, spread rate, test patch and cure time. It distinguishes a test classification from a descriptive phrase such as “non-slip”. It also states how runoff is controlled and whether correcting ponding or settlement is included.

Ask how the finish will be cleaned without polishing it, whether additional aggregate changes appearance, and what is excluded from warranty. There is no general NSW or Central Coast Council rebate for anti-slip driveway coating, so spend on diagnosis and a test patch rather than the most aggressive texture. April to October often offers workable conditions, but the forecast and slab temperature decide the actual day.

Five safety answers

Slippery driveway questions.

What does it cost to improve grip?
Cleaning commonly costs $6 to $14 per square metre, and an anti-slip recoat is often $16 to $32 per square metre. A 60m² resurface can reach $2,700 to $5,400.
What slip rating should a driveway have?
AS 4586 classifies wet-pendulum results from P0 to P5, but no single P rating applies to every private driveway. P4 or P5 may be a sensible target for a steep wet walking route after assessment.
Can grit go over old sealer?
Only when the old film is sound and compatible. Test at least 1m² for 48 to 72 hours before coating the full area.
Why is it slippery only when wet?
Water exposes algae, smooth film, rubber, fine clay and ponding. If 2 or 3 proper cleans do not improve all coated areas, the finish itself likely needs modification.
When is it urgent?
Act now if the main pedestrian route is slippery, someone has fallen or water crosses a steep section after every shower. Do not wait 3 to 6 months for a routine reseal.
