Paver care from base to finish

Paver driveway maintenance and sealing on the Central Coast.

Weeds, ants and fading are the visible problems. Empty joints, failed edges and trapped water are the causes that decide whether a sealer lasts.

A paver driveway is a system, not a tiled slab.

Interlocking pavers carry vehicle loads through the units, the jointing sand, the bedding layer, the compacted base and the edge restraints. Sealer is only the top treatment. If joints are empty or an edge has spread, coating the surface does not restore the structural lock that keeps the pavement flat.

Walk the driveway after several dry days and again after rain. Look for rocking units, wheel-track depressions, open joints, sand piled at the downhill edge and puddles that remain after the surrounding surface dries. Mark these areas before cleaning because pressure washing can temporarily hide the exact pattern.

Read the symptom before choosing the work.

  • A few weeds in full sun: usually wind-blown seed germinating in organic matter at the top of the joint, not roots coming through from deep below.
  • Rows of weeds with hollow joints: jointing sand has been lost through washing, ants, traffic or poor filling. The pavement needs cleaned joints and replacement sand before sealing.
  • Pavers spreading near a garden or kerb: a failed or missing edge restraint. Reset the edge first or newly filled joints will open again.
  • A wheel-track dip holding water: bedding or base deformation. Lift and relay the affected area. Sealer cannot level it and may make a wet depression more slippery.
  • White powder or pale tide marks: often efflorescence, where moisture carries soluble salts to the face and leaves them as it evaporates. Identify the moisture route before choosing a glossy film.

Why local pavers need different care.

Low sandy sites around Woy Woy, Umina and Ettalong drain quickly when correctly built, but an unrestrained edge can lose bedding sand into adjacent soil. In shaded Gosford and Narara yards, leaf tannin and moss are often the bigger maintenance problem. Near Terrigal, salt spray and wind-blown sand increase cleaning demand and can leave pale deposits that resemble ordinary efflorescence.

Concrete pavers, clay pavers and natural stone do not accept the same cleaner or sealer. AS/NZS 4455.2 covers manufactured pavers and flags, with associated AS/NZS 4456 test methods for properties such as strength and abrasion. Those standards help with product quality, but they do not make an aggressive acid wash safe for every pigment or stone. Always test the actual cleaner and sealer on the actual driveway.

The proper maintenance sequence.

1. Correct drainage and movement. Repair leaking downpipes, failed edges and settled sections first. Lift-and-relay work is commonly $90 to $180 per square metre for accessible local areas, with small-job minimums and matching replacement pavers adding cost.

2. Treat growth early. Where the label permits, apply a suitable treatment 7 to 14 days before cleaning so roots are dead rather than merely cut off. Protect gardens and keep every chemical out of the stormwater system. Mechanical removal is still needed before sand goes in.

3. Clean without excavating the pavement. Use enough pressure and an appropriate surface cleaner to remove contamination, not a narrow cutting jet that blasts the joints empty and scars the faces. Capture contaminated runoff. Plain rainwater belongs in stormwater, dirty wash containing oil, detergent, sediment or herbicide does not.

4. Let the pavement dry. Joints hold moisture longer than paver faces. Depending on shade and humidity, allow at least 24 to 48 dry hours after washing and longer after heavy rain. A contractor should check deep joints, not judge the broad sunlit area alone.

5. Refill the joints. Dry jointing sand is swept and compacted until the joints are properly full, then the surface is cleared before coating. Sand top-up is commonly $5 to $10 per square metre. Empty joints cannot be fixed by pouring extra sealer into them.

6. Apply the selected sealer at its stated spread rate. Keep the joints filled without flooding the faces. Protect natural drainage openings and follow the product’s temperature, moisture and recoat limits.

Penetrating versus film-forming sealer.

A penetrating treatment changes appearance little and helps reduce water and staining without creating a continuous surface film. It is the low-risk recommendation for pale, breathable pavers, uncertain moisture conditions or owners who want a natural look. It will not bind loose joint sand as strongly as a purpose-made stabilising system.

A film-forming acrylic can deepen colour, add sheen and stabilise the upper part of the joints. It is useful where appearance and sand retention matter, but it highlights uneven absorption and can become slippery if too glossy or over-applied. Persistent efflorescence should be resolved first because a clear film can trap the white appearance below it. Compare chemistries in the driveway sealer selection guide.

Realistic 2026 paver costs.

A straightforward pressure clean is around $4 to $9 per square metre, depending on stains, access and runoff control. Joint-sand replacement is roughly $5 to $10 per square metre. A clean, sand top-up and compatible seal is commonly $15 to $28 per square metre, while neglected paving with stain treatment and local repairs can total $25 to $45 per square metre.

For a typical 60m² driveway, allow roughly $900 to $1,680 where the pavement is level and $1,500 to $2,700 where local relaying and detailed treatment are required. Product, number of coats, deep joint loss, access to water and a steep site move the price. Check the broader Central Coast cost guide against any quote.

There is no standard NSW Government or Central Coast Council rebate for routine private paver cleaning or sealing. Changing the footprint, levels or drainage can bring planning rules into play, but like-for-like maintenance normally does not. The boundary is explained in the council approval guide.

DIY line and quote checklist.

Homeowners can hand-pull light weeds, sweep regularly, top up a small clean joint and keep soil or mulch below the paver edge. Stop when pavers rock, levels have changed, the surface may be acid-sensitive, or chemical wash water cannot be contained. Do not mix cleaners, apply acid to an unknown material, or direct a fine high-pressure jet at joints and skin.

A good quote states the paver type, stain treatment, area to be lifted and relaid, edge repair, cleaning method, jointing material, sealer name, coats, spread rate and cure time. It should say whether efflorescence may return and whether the sealer stabilises joints or only protects faces. After the work, follow the driveway aftercare schedule, especially the 48 to 72 hour vehicle restriction.

Five paver answers

Paver driveway maintenance questions.

What does paver driveway maintenance cost?
A clean, sand top-up and seal is commonly $15 to $28 per square metre in 2026. A neglected 60m² driveway with local relaying may reach $1,500 to $2,700.
Should weeds be killed before sealing?
Yes. Treat them 7 to 14 days ahead where the label allows, then remove roots and loose matter before cleaning and replacing sand.
Can sealer stop ants and weeds?
A stabilising system can bind the top 5 to 10mm of clean joint sand and make disturbance harder. It cannot fix an empty joint or failed edge.
What are the white marks?
They are often efflorescence left as moisture carries soluble salts to the surface. New work may settle over 3 to 12 months, but recurring wet areas need investigation before coating.
When can a car return?
Foot traffic may return after 12 to 24 hours and vehicles after 48 to 72 hours, subject to the data sheet. Avoid stationary steering for the first 7 days.
